The Facility Supervisor inspects owned and leased facilities for safety compliance and needed repairs, coordinates needed facilities sub-contract work including selection of vendors and monitoring of performance, provides technical instruction to employees and performs hands-on work as needed to facilitate completion of maintenance and custodial activities of all SNHS facilities.
Works under the direct supervision of the Facilities Director, and general supervision of the Deputy Director.
Provides direct day to day supervision of non-housing maintenance personnel and general supervision to housing Maintenance Technician personnel.
Proven property maintenance management experience with current knowledge of building systems, supplies, and materials including REAC Inspections and compliance.
Demonstrated employee supervision, performance, task analysis, and managerial experience;
Familiarity with all HUD, NHHFA regulatory Housing materials and Living Standards, and federal, state and local regulatory compliance.
The ability to problem solve, troubleshoot, think critically, and analytically;
Attention to detail and accuracy;
Excellent, diplomatic communication skills in both verbal and written form;
Financial experience working with legal, invoice and purchasing processes;
The ability to work as part of a team;
The ability to be flexible in work schedule and activities with ability to be on 24-hour emergency call as required, with potential exposure to inclement weather.

Responsible for all aspects of property management of assigned SNHS owned or leased facilities including maintenance / janitorial capabilities, staff performance, and acts as a resource to housing managers for all maintenance issues.
Works with Facilities Director to determine scope of work, specifications, advertising and the selection of vendors for sub-contract work/projects. Ensures the bidding process is in compliance with agency policies. Coordinates sub-contract work at facilities with appropriate management and staff, and monitors overall performance of sub-contract work for satisfactory completion.
Manages employee performance including timesheet approval, performance appraisal and regular supervision documentation for all direct-report maintenance/housekeeping staff and assists assigned Housing Managers with non-direct maintenance/housekeeping staff for areas including but not limited to: ability, work quality, task prioritization and completion.
Provides technical instruction to Maintenance Technicians and Managers as needed to ensure the facility goals and objectives of the agency are met.
Conducts facility inspections on a regularly scheduled basis including: site reviews, safety inspections, pre-REAC (Real Estate Assessment Center) inspections, attendance at REAC inspections, air quality inspections, and others as required or assigned to ensure agency compliance. REAC is designed to help HUD (Housing and Urban Development) ensure safe, decent and affordable housing.
Reviews inspection results, observations, and identified repairs with management and maintenance technicians to ensure agency specifications and expectations are met. Prepares and maintains records of inspections, observations, completed tasks, and pending tasks to be completed. Reviews logs / files and other related paperwork at each site. Inspections / reviews will be conducted on a regularly scheduled basis.
Works with management for REAC scoring appeals and remedies.
Works as part of the Facilities team to design, implement, coordinate and monitor localized area maintenance systems on an ongoing basis in order to maintain a continuous improvement model for facilities supervision.
Responsible for material and product selection approval to ensure project requirements are met.
Maintains current knowledge in the field of facilities management and maintenance. Establishes procedures for maintenance, repair and/or replacement. Complies with all federal, state, and local laws, building and safety codes, regulations, and hazardous waste disposal.
Assists the Energy and Housing Operations Director as directed with the Capital Improvement Plan for each facility, and monitors regularly to ensure that housing work orders and unit inventory system are properly maintained in the housing software system.
As appropriate, assists housing managers with tenant meetings and/or issues. Reviews all tenant Reasonable Accommodation Requests for cost and compliance.
Per assigned property specifications, coordinates all aspects of community well systems including testing, repair, and DES reporting coordination.
Participates in the Joint Loss Committee (Safety Committee) meetings, projects, investigations, trainings and conducts accident investigations as assigned.
Works with agency property insurance carriers in regards to claims coordination, and to answer and coordinate remedies to Loss Control Findings.
Will maintain professional boundaries with all current, past, and prospective clients, and maintain the confidentiality of clients and staff, in accordance with SNHS policy and procedure.
Abide by all SNHS Safety policies and procedures.
Present professional and positive image as a representative of SNHS.
Responsible for having adequate knowledge of all SNHS programs and will gather sufficient intake information to make referrals to other SNHS programs which are beneficial to the client and his/her family.
